Understanding mortgage maths

A mortgage is the largest amortising loan most people ever take on, and small changes to the inputs move the outcome by tens of thousands. These calculators model the same arithmetic a lender uses: a level monthly payment that covers interest on the outstanding balance first and reduces the principal with whatever is left.

Use them to compare deposits, terms and rates side by side before you speak to a broker. The headline payment matters less than the two figures underneath it — total interest over the life of the loan, and how quickly the balance actually falls in the early years.

What does a mortgage calculator actually include?

Principal and interest are always modelled. Property tax, home insurance, HOA fees and mortgage insurance are added on top where you enter them, because lenders quote a monthly figure that bundles them into an escrow payment.

Why is so much of an early payment interest?

Interest is charged on the balance outstanding, and at the start that balance is at its highest. The split shifts towards principal every month as the balance falls — the amortisation schedule shows exactly when it crosses over.

Does a shorter term always cost less?

It almost always costs less in total interest but more each month. Run the same loan over 15, 20 and 30 years and compare the monthly payment against the total interest to see the trade-off in your own numbers.

Will my lender quote the same number?

Rarely to the cent. Arrangement fees, valuation costs, insurance requirements, rounding conventions and the exact day count a lender uses all shift the figure slightly. Treat the result as a close estimate.
